Maintenance Services

Preventive / Predictive Maintenance Program Development

Develop time-based mechanical, electrical and instrument preventive maintenance tasks for all plant and mobile equipment. Estimate service frequencies and enter initial PM start dates. Develop labor requirements, spare parts requirements and estimate job duration for all PM tasks. Develop task instructions for non time-based work (standard jobs). Enter PM tasks and standard jobs into the computerized maintenance management system. Develop walkabout preventive maintenance inspection routes. Develop and implement a condition monitoring program (lubrication, vibration analysis, thermographic analysis, etc.) for critical equipment. Since our maintenance specialists are working day-to-day with client personnel, technology transfer is a very real additional value to the client.

Computerized Maintenance Management System Supply and Implementation

Assist client with the selection and installation of a CMMS. Develop and enter equipment and component numbers and descriptions. Develop and enter system codes (repair codes, failure codes, component codes, etc.). Determine spare parts requirements for critical equipment and estimate annual spare part usage. Develop daily and long term work scheduling tools. Train planners and others in the use of the CMMS. Develop client specific reports as and when requested. Ideally, CMMS data loading is done with assistance from client maintenance planners who develop skills in computer system use and PM development.

Typically, in an implementation for a new facility, the CMMS can be loaded with complete equipment nomenclature, spare parts bills of material and preventive and predictive maintenance tasks prior to start-up of the facility. The planners will be skilled in the use of the CMMS and will be prepared to plan and schedule maintenance activities by the time the new facility is ready to start.

Planned Maintenance and Program Management

Work with client personnel to develop an overall maintenance system philosophy. Develop and implement a planning, scheduling and work control philosophy and methodology. Train maintenance planners, maintenance foremen and casual users in the correct use of the work order-driven maintenance system. Develop a management reporting system. Develop a maintenance system policy and procedure manual.

Maintenance Personnel Support

TNT typically supply experienced mechanical, electrical and instrument personnel to assist client personnel to start up a new facility in such a manner so as to achieve ramp-up to design capacity in the shortest possible time. We can also supply skilled maintenance planners and supervisors to assist a client to bridge a period of high vacations or to replace someone who has left the company suddenly.

Spare Parts Requirements Planning

Develop spare parts requirements (Application Parts Lists or Bills of Material) for equipment at new or existing facilities. At new facilities, assist the client to place orders for the necessary spare parts using the client's warehouse/purchasing system so that usage is recorded from the beginning of the operation. Estimate annual usage of all spare parts. Estimate reorder point and reorder quantity. Stage spare parts delivery to match usage estimates at start-up, six months, one year, etc. After equipment-based bills of material have been completed, create task-specific spare parts lists for preventive maintenance tasks and standard jobs.

Contract Operations and Maintenance
